History

Thomas USAF Group, LLC started as an originator and loan service provider in 1983 to 40 Community Banks in Georgia, South Carolina and Tennessee.  It quickly established itself as a leading originator of government guaranteed loans, which include 7(a), 504 and USDA.

In 1983, Mike Thomas founded Georgia Certified Development Company, GCDC, a CDC licensed to originate 504 loans in Georgia.  GCDC subsequently grew to be the largest CDC in the state of Georgia.

Over the years, the focus shifted from doing business in the Southeast to loan origination in conjunction with banks that have a nationwide footprint.

By 1997, the business evolved into a non-bank lending company, B&I Lending, which in 3 years, became the largest USDA B&I Lender in the country.  B&I Lending had offices in Atlanta and Honolulu and made the USDA B&I loans business nationwide.  B&I Lending was sold in 2001 to a bank.

Today, Thomas USAF Group, LLC (Loan Origination & Underwriting Division) continues to originate and underwrite USDA and SBA loans to half a dozen community banks that conduct business nationwide.   In addition, we purchase the guaranteed portion of the loan (75%-95%) back from our lender, paying them a premium and giving us “skin in the game.” We have originated, underwritten and purchased over $3 Billion in USDA and SBA loans.  Of these, over
$1 Billion are Hotel and Healthcare loans with only one small loss to date.
